In this article, we use the Census Flows Mapper to show which counties in the United States have the most people moving to Atlanta, using the most up-to-date data available.

The population of Atlanta has been steadily increasing since 2000, when there were roughly 400,000 citizens. Today, that number has increased by more than 20% to ~496,000. Lots of people are moving to Atlanta, so where are they coming from?

How It Works

The Census Flows Mapper can show net, inbound, and outbound migration. For our purposes, we’re only interested in inbound migration – that is, the number of people who are moving into Atlanta (Fulton County) from other areas.

Los Angeles, California

Los Angeles accounts for the biggest migration shift of people toward Atlanta outside of the state of Georgia. 

The City of Angel’s population peaked in early 2019, when a little under 4 million people lived there. As the home of the Hollywood Sign, The Getty, Griffith Observatory, and year-round idyllic weather, Los Angeles is an iconic destination that serves as the centerpiece for much of North American pop culture.

However, that doesn’t mean it isn’t without its problems. At the top of the list: affordability.

Here are the top reasons people are moving out of Los Angeles and into Atlanta:

  • High cost of living. Since 2020, California’s population has declined by about 500,000. There simply aren’t enough homes for the population, so the cost of housing (both renting and owning) has increased alongside inflation.
  • Increasing taxes. In addition, taxes are increasing in California, causing high gas prices and difficulties for business owners.

According to PayScale, Atlanta’s cost of living is only 2% higher than the national average, which makes it a huge draw for people looking to escape high cost of living and ever-increasing taxes. By comparison, the cost of living in Los Angeles is 50%+ higher than the national average.

Chicago, Illinois

The Windy City is known around the world for its deep-dish pizza, jaw-dropping architecture (John Hancock Center, 1,451-ft. Willis Tower, to name a couple), and cleanliness. Chicago regularly tops the list as one of the cleanest cities in America – and definitely one of the cleanest metros.

However, it also tops the list for having some of the highest taxes in the United States. Its combined local and state taxes are the second highest, which makes outmigration the second worst in the nation.

Top reasons people are moving out of Chicago

  • High taxes. As stated above, Chicago is almost leading the nation in combined state and local taxes. Its commercial property tax, at 3.78%, is almost double that of most large cities. 

Miami, Florida

The coastal metropolis of Miami, with a population of around ~440,000, also joins the list of recognizable metro areas that have seen their first population decrease in decades. 

High housing costs, an uncertain jobs market, and catastrophic weather are causing some people to ditch Miami for Atlanta. The average homeowners insurance policy is roughly double in Miami than most other areas – and some properties (particularly those on the coast) are having trouble getting insured at all. Others are just getting sick of the heat and humidity, looking to move somewhere a bit more manageable.

Top reasons people move out of Miami:

  • Cost of living. Miami’s cost of living is 47% higher than the national average, roughly on par with Los Angeles.
  • Housing prices. A 2-bedroom rental on Miami Beach, for instance, has increased 46% year-over-year as of June 2023.

Brooklyn, NY

Brooklyn, a borough of New York City, is known around the world for the Brooklyn Bridge, a 1,595 foot suspension bridge built in 1883, connecting Brooklyn and Manhattan – a true feat of engineering and beauty. It’s the home of Coney Island, some of the best New York pizza around, and classics such as Saturday Night Fever, Goodfellas, and The French Connection

However, crumbling infrastructure, high housing costs, and underemployment are all major factors for why people are moving out of Brooklyn:

  • Infrastructure. Most bridges and tunnels in New York were built over 50 years ago. Maintenance and repairs on this infrastructure cause massive traffic and transportation delays. The Infrastructure Investment and Jobs Act aims to put about $25 billion into New York’s infrastructure, but many residents can’t stand the constant delays and never-ending traffic.
  • High housing costs. A familiar staple on these lists, New York is famous for its high housing costs. The median rental price for a studio in Brooklyn ranges from $2,600-$3,000.
  • Underemployment. While employment doesn’t seem to be much of an issue in Brooklyn, due to the influx of well-educated and qualified people, many of them end up taking a job that’s considerably lower than their pay grade (engineers become bartenders; business admin majors become baristas). This has led many to look for opportunities elsewhere. 

Fairfield County, Connecticut

Fairfield, Connecticut is roughly ~50 miles from New York City and features five miles of shoreline along the Long Island Sound. With a population of only ~62,000, it’s nowhere near as populous or well-known as many of the cities on this list.

Jobs and taxes topped the list of reasons for why people are moving out of Fairfield.

  • Taxes. According to a United Van Lines Study, “Taxes certainly don’t help. Connecticut residents are subject to a collective burden of 12.6% when various state and local taxes are considered. In a lifetime, this will cost the average person $805,000.”
  • With a fairly low population, there isn’t a proliferation of jobs, either. This has caused people to move out to larger metro areas in search of more opportunities.

Charlotte, North Carolina

Charlotte, located in the southern part of North Carolina, is the largest city in the state. Its home of the NASCAR Hall of Fame and the Mint Museum Uptown. Unlike many of the other cities on this list, Charlotte actually has an increasing population. The population has grown by more than 150,000 (20%!) over the past ten years.

Here are the top reasons for why some residents are moving out of Charlotte:

  • Too much growth, too fast. Although population growth is typically associated with a better economy and more opportunities, it can cause problems in other areas. Bad traffic and a lack of land for homebuilding are among the top reasons why people are moving out of Charlotte.
  • A lack of history and culture. Others say that Charlotte feels more like a “transplant city” with a lack of historical buildings, unique architecture, and culture.

Tuxedo Park

Tuxedo Park lives up to its name. Developed by Charles H. Black Sr. in the early 20th century, Tuxedo Park is roughly 600 acres of enormous, beautiful estates on tree-lined streets with generous lots. 

With a median listing price of $3.7 billion over the past year, Tuxedo Park is one of the most expensive neighborhoods in the Atlanta area. Ansley Park

Ansley Park, at roughly 275 acres, is a National Historic Registry neighborhood located a few miles north of downtown,  between Midtown and Piedmont Park, just northwest of the Atlanta Botanical Gardens. According to the Atlanta Journal, Edwin Ansley, the designer behind Ansley Park, built wide roads to accommodate what – at the time – was a brand new technology: the automobile. Therefore, unlike many neighborhoods of its age, Ansley Park was built with wide roads. The homes in the area are Tudor, Italian Renaissance, Federal, and Colonial, built roughly over a century ago (but with many tasteful, modern updates within).

Chastain Park

Chastain Park is one of Atlanta’s wealthiest neighborhoods. Chastain is located north of downtown with Buckhead bordering it to the south. With an average median income north of $230k annually, Chastain is definitely worth a look. Chastain Park is also one of Atlanta’s largest parks, at 268 acres, and it features the  Cadence Bank Amphitheatre, where concerts are held regularly. Morningside

Founded in 1923, Morningside / Lenox Park is one of the richest neighborhoods in Atlanta. Atlanta LGBT History

Atlanta is not only the capital of Georgia but also the headquarters for the LGBTQ in the South. The city’s history with LGBTQ+ people goes back more than a century, with numerous private and public efforts to reinforce queer people’s right to exist and live freely in the city.

One of the most notable efforts on this front occurred on August 5, 1969, in an event that mimicked New York’s Stonewall Riots that occurred on June 28 of the same year. Around 70 people gathered at the Ansley Mall Mini Cinema to watch Andy Warhol’s “Lonesome Cowboys,” a satirical film with gay sex scenes. The police raided the showing, arrested the theater manager and photographed patrons with threats to check their record of past sex offenses.

A few days later, a local called Bill Smith founded the Georgia Gay Liberation Front (GGLF) in response to the police crackdown. For two years, the GGLF organized and recruited more members. In June 1971, the group led 125 people in Atlanta’s first Pride march, just a year after the country’s first-ever Pride parade. Lesbian activists formed a similar group, called the Atlanta Lesbian Feminist Alliance, in June 1972. The black LGBTQ+ community created Atlanta Black Pride in August 1996, an event that shone a light on the marginalized members of the queer community.

The first mainstream political recognition of gay rights in Atlanta occurred in 1975 when the mayor, Maynard Jackson, proclaimed the first Gay Pride Day.

Atlanta’s LGBTQ+ community fought for its place in society throughout the AIDS epidemic in the 1980s. In 1998, the state’s Supreme Court struck down the 165-year-old sodomy law, and in 2000, Atlanta made it illegal for businesses to discriminate against LGBTQ+ people. In 2015, Georgia legalized gay marriages and finally established enhanced criminal penalties for people who target LGBTQ+ people in June 2020.

How Gay-Friendly Is Atlanta?

There are explicit laws protecting LGBTQ+ people in Atlanta and other cities in Georgia from marriage discrimination and hate crimes. However, an equality analysis shows a severe lack of protection from discrimination in crucial aspects of LGBTQ+ life, including family services, housing, employment and health care.

The struggles and efforts to expand legal protection for LGBTQ+ people in Georgia remain. At the same time, queer life in Atlanta continues to thrive. The median age of residents in Inman Park is 36 years old and the average household income is $107,000, which is above the national average. Additionally, approximately 54% of residents in Inman Park hold a bachelor’s degree or higher.

Beautiful: Atlanta’s suburbs are among the most beautiful in the country. If you choose to live in any of the neighborhoods we highlight below, you’ll escape the hustle and bustle of downtown, while still having easy access to the city. 

Good Schools: The Atlanta metro area and its suburbs are served by multiple school districts. In general, the quality of education in the Atlanta area is considered to be higher than the state average in Georgia. The Atlanta area is home to several of the state’s largest and most highly regarded school districts, including Cobb County School District (87.4% graduation rate in 2022), Fulton County Schools (89.3 percent) and Gwinnett County Public Schools (83.15%). According to data from the Georgia Department of Education, the graduation rate for the state of Georgia was 84.1% in 2022. Graduation rates aren’t the only indicator of the quality of education delivered by a school district, but they are useful in gauging how well a district is doing overall. 

Friendly People: Atlanta tend to be an inclusive, diverse city that welcomes everyone. Southern charm warms many social interactions, and – outside of the major metro area – people tend to know their neighbors. 

Are Atlanta’s Suburbs Safe? 

We’re not going to lie, Atlanta has a fairly high crime rate, similar to many U.S. big cities. We’ve chosen safer suburbs for our recommendations, but it’s important to remember that safety shifts according to time of day, neighborhoods (a suburb may be mostly safe, but have some less-than-safe areas) and even whether you’re a local or a visitor. See specifics for each area we selected, below. 

Atlanta’s Best Suburbs

We’ve selected suburbs that are outside of city limits but still within the metropolitan area. And we didn’t just blindly choose from a map, we also based our selections off of years of experience getting to know the Atlanta metro area and all it has to offer. Below is our list of the best suburbs in Atlanta.

Decatur

Just east of the Atlanta Beltline, a 22-mile outdoor space circling the city’s neighborhoods, Decatur is both cozy and hip. You can drive to the city in 20 minutes or so (depending on traffic, of course), and it is connected to The Metropolitan Atlanta Rapid Transit Authority (MARTA) system, a network of buses and trains. This suburb is a favorite of young professionals and families. Decatur Square is packed with interesting restaurants, clubs, and unique shops. Hint: the Square is home to some surprising public art, keep your eyes down to spot “Secret Doors Decatur,” and/or look up to view art installed on light poles. 

In general, the northeast part of the city is considered to be the safest, according to data by CrimeRates. The odds of you being a victim of a crime can be as high as 1 in 18 in the western neighborhoods, or as low as 1 in 37 in the northeast part of the city.

What’s Happening in Decatur

Decatur holds some of the area’s coolest venues and establishments, such as the live music venue, Eddie’s Attic (where John Mayer was discovered) and the brewpub, Twain’s (where Creature Comforts’ brew recipes originated). Many of Decatur’s businesses are locally-owned, and the neighborhood offers its own urban flare, while still being a ways from the tightly-packed downtown. Decatur is also home to Agnes Scott College and minutes from Stone Mountain Park – a popular attraction for locals and tourists. 

Decatur has a little bit of everything: festivals, museums, art galleries, colleges, pubs, nearly 57 acres of developed parks, and an excellent school district. So whether you’re a millennial embarking on your career, or you’re settling down to start a family, Decatur is a great place to live. Decatur Walkability and Green Spaces

Decatur is one of the most pedestrian-friendly areas in the Atlanta metropolitan area. In 2020, the city implemented a new “Complete Streets” policy, which aims to create streets that are safe and accessible for all users. The city has also invested in infrastructure improvements, such as new crosswalks, pedestrian signals, and other measures to improve safety and encourage walking.

In addition, Decatur has an extensive system of parks and greenspaces, including the 77-acre Glenlake Park and the 58-acre Mason Mill Park, both of which offer walking and biking trails. The city also has a number of annual events that encourage walking and other forms of outdoor activity, such as the Decatur Arts Festival and the Tour deCatur 5K race.

The Georgia Department of Education awarded Decatur’s school district, City Schools of Decatur, a score of 91.5 out of 100 on the College and Career Ready Performance Index (CCRPI), which is used to evaluate schools and districts in the state. This score was above the statewide average of 77.2. Notable schools include Decatur High School, Oakhurst Elementary School and Westchester Elementary School. Friends School of Atlanta is a private Quaker school located in Decatur. It offers a K-8 program and has a strong focus on social justice and community service.

Sandy Springs lies due north of Atlanta and sits at the intersection of Interstate 285 (the perimeter highway of metro Atlanta) and GA-400. It’s about a 15-minute drive, in good traffic conditions. Sandy Springs is also located right on the Red Line with two MARTA stations. 

With a nearly equal spread of ages from under 10 to over 65 years old, Sandy Springs caters to a diverse crowd and is one of the most sought-after places to live in the Atlanta area. Residents enjoy their small neighborhood feel while not being too far removed from all the city has to offer.

The neighborhood sits directly next to the Chattahoochee River, offering residents a wealth of water activities as well as several city parks, recreation areas, and youth camps. Heritage Sandy Springs, the home of the original springs for which the city is named, is now a 4-acre park and museum in the heart of the city that hosts many outdoor concerts, festivals and events each year. The Fulton County School System, one of Georgia’s biggest districts, serves the Sandy Springs area. As you’d expect, rankings vary widely across the huge district, which has one of the highest graduation rates in the state. Sandy Springs is home to some of the state’s best schools, including Riverwood International Charter School, a public high school that serves grades 9-12, and is consistently ranked as one of the best schools in the state. Private schools, such as the Weber school, the Davis Academy and Holy Innocents Episcopal School are also excellent choices.

Located about 25 miles north of downtown, its excellent schools, safe communities, beauty and amenities have made this suburb super-popular. It’s a competitive housing market, with few bargains to be found, but it’s ideal for young professionals, families and retirees.

Alpharetta is known for its exceptional live music scene. From raucous rock and roll to country and blues, jazz and funk, Alpharetta is your go-to for hot music in cool venues such as Matilda’s Music Under the Pines, the Velvet Note and Roaring Social.

This neighborhood is home to one of the top beer bars in America, The Porter, as well as the record store that created Record Store Day, Criminal Records. Residences weave through the neighborhood, so Little Five Points is shared between homes, restaurants, venues, clubs, and shops.

It’s home to a very young crowd too, since Georgia Tech and Savannah College of Art & Design are both located in the neighborhood.

Nearly every Atlanta amenity can be found here in Midtown. Although it emits a very corporate vibe in some areas, Midtown holds most of Atlanta’s most famous attractions: Atlanta Symphony Orchestra, Fox Theater, High Museum of Art, Atlanta Botanical Gardens, and many others.

Midtown is landmarked by many recognizable skyscrapers, giving the area it’s inner-city feel. Even though this area is just outside of the city, you’d never know that you were close to Atlanta. The neighborhood-feel, cleanly-kept main streets, and grassy open lots make this area a little oasis close to the city.

What’s Happening in Alpharetta

Hand’s down, this area’s biggest appeal is that it’s in the best school district in all of Georgia. Academics are a strong point of emphasis for Milton and Alpharetta, and many families have moved here recently pursuing just that.

Like most suburban areas north of the city, Alpharetta area is safe and pristinely kept, and the neighborhoods aren’t as expensive as most areas closer to the city. The area, though, isn’t too far from the city to be inaccessible. Locals often drive the twenty-few miles to downtown for work or entertainment.

Atlanta is a beautiful, historical city in the state of Georgia that brought in a whopping 64,940 people in the last year alone. If you’re thinking about moving to Atlanta, you’re in for some fun times, from museums to aquariums, zoos, historic sites, and much more. 

So, what’s it cost to live in the ATL? Today, we’re going to cover the cost of living in Atlanta in depth to help you figure out if this city is in the cards for you.

Average cost of living in Atlanta, Georgia

Knowing the cost of living in Atlanta is helpful so that you can anticipate how much you’ll have to pay for basic necessities, such as utilities, housing, and food–plus more (think: daycare). 

You might be surprised to know that Atlanta’s cost of living exceeds Georgia’s cost of living by 18%. (Fun fact: the city also has a 5% greater cost of living than the U.S. as a whole.) 

However, that doesn’t mean that everything is more expensive in Atlanta. Some costs line up or are even less than other major cities in the U.S. 

Let’s break down the cost of living in Atlanta, Georgia, in 2022. 

Housing

Atlanta’s housing costs are 14.6% higher than the national average, with the median home cost sitting at a cozy $334,200. In case you’re curious, Georgia’s housing costs are 17.6% lower than the national average, and homes cost a median rate of $240,400 across the state. 

That means that if you plan to move to Atlanta, finding a job with a good salary is paramount to ensure you can cover your mortgage costs.

Now, let’s say you want to rent first. Is rent expensive in Atlanta? It depends exactly where you move to, the type of home, the number of bedrooms, etc. Apartment rent runs for an average of $1,861. (This is actually less than what you’d pay in a city like Chicago, which has a last reported average rent of $1,948.)

Keep in mind that this number is for less than 1,000 square feet and one bedroom. If you need more rooms, you’ll want to budget for more. 

Utilities and taxes

When it comes down to it, you’ll find that it’s more expensive to live in the ATL than in other Georgia cities in terms of housing, transportation, healthcare, and goods and services. However, utilities don’t cost as much in Atlanta. 

In fact, they have the state average beat by 7% and the national average beat by 15%. If you live in an apartment and will be paying for all of your basic utilities (electric, water, garbage, heating, and cooling), plan for a minimum of $151. You’ll also want to plan for taxes. The city’s sales tax rate is 8.9%.

Food and drinks

When you’re thinking about whether Atlanta is cheap or expensive, one of the first things you might look at is food prices. Even though Atlanta costs more in many areas, the cost of food is 1% lower in Atlanta than in most areas throughout the country. 

You can get a decent meal for $15-$30, with higher-end restaurants costing about $30-$50 for an entrée. As for drinks, you can get a cocktail for an average price of $13. That’s cheaper than what you’d find in cities like Boston, Massachusetts. 

Daycare and private tuition

Rates are different for every daycare facility, your kids’ ages, and where the daycare is located. If you need to send your kids to daycare while you work full-time, plan to spend about $845/month

As for private schooling, you can expect an average cost of tuition of $16,215 in Atlanta. This is several thousand dollars more than the average in the state of Georgia, which comes to $11,365. 

While this can add up, the good news is that Atlanta has 132 private schools to choose from. That means that you’re sure to find a private school in your budget and a part of the city that meets your needs and caters to the classes and activities your kids are interested in pursuing. 

Transportation

Atlanta has a train that can take you across the city, including to the airport and many suburbs that fall on the outskirts of the city. There are also many buses, the Atlanta Streetcar (can take you to select places in Downtown ATL), and many free shuttles (can go to various malls and colleges). 

The total cost of transportation depends on where you live, work, and need to go on any given day. A single trip on a MARTA (Metropolitan Atlanta Rapid Transit Authority) bus or train goes for $2.50, with discounts if you have a disability or are a senior citizen. 

Also, you can take up to two kids with you for free as long as you are an adult paying for the cost of your fare, and the kids are less than 46 inches tall. Your fare covers as much as four transfers as long as they happen within three hours.

If you plan to travel often, you can get multi-trip or multi-day passes. Twenty trips will run you $42.50, saving you the cost of three trips. As for multi-day passes, you can pay for increments of one to four days, seven days, or 30 days. Getting a seven-day pass will cost $23.75. 

All in all, the average cost of public transportation in Atlanta is $91 (about what it costs for transportation in Seattle), which is cheaper than what you’d pay in cities like Washington, D.C., but more costly than places like New Orleans or Austin. (Note: Your cost of living in Atlanta per month may also go up if you’re traveling by car instead of public transportation.)

What salary do you need to live in Atlanta?

The salary you need to get by in Atlanta depends on a couple of factors. For instance, are you single or married? If you live with someone, do they have a job? Do you have children? All of these things play roles in your salary requirements.

Experts show that if it’s just you, and you don’t have any kiddos at home, you need at least $38,213 to cover your basic expenses of living in Atlanta. If you have one child, you can expect your salary needs to increase to $68,940 or $85,571 for two kids. Have three children or more? Look for a job that offers a minimum of $111,468 per year. 

Now, let’s say there are two adults in the home, and only one works. How much does it cost to live comfortably in Atlanta for you? If there are no kids in the cards right now, a salary of $56,106 is a good starting place. 

For one kid, that number goes up to $66,472. Have two kids? Plan for at least $77,854, or if you have three kids, keep an eye out for a job that offers a minimum of $84,410. 

(Keep in mind that these values might not be enough depending on the suburb and type of home you rent or own.)
