How Much Do Movers Cost? Understanding The Cost To Hire Movers!

We get it—moving can be expensive, understanding how much do movers cost can also be confusing. When deciding if hiring movers near you or if a moving company near you is right for you (and your budget), we understand that it may require a bit of window-shopping first. This guide is here to walk through how much movers cost in DC and other cities, and other factors that could weigh in on pricing as well.

The average cost of hiring movers can vary for a number of factors. It can also get confusing with all of the different charges some moving companies will throw at you. Some terms you may see include base fee, hourly rate, truck fee, and the cost per mover. 

The size of your move, whether you’re moving local or long-distance, and the specifications of your home can all play a part in your total cost, as well. For instance, going up two flights of stairs will take your moving team much longer than the same move would at a one-level home.  Looking for another way to save money? We’re going to break down these terms and the costs you can expect for different sized moves.

Average Cost of Movers and Common Price Ranges

Like we mentioned earlier, a number of factors contribute to the total cost of your move. We understand you’re probably working on a moving budget though and need a starting point. For that reason, we’ve given you some ballpark ranges that you can begin with as you map out the cost of hiring movers.

If the moving services you’re looking at quote you lower prices—we’re happy for you! If you receive an estimate that falls above the range we provided, please don’t send us hate mail. Read our section below about the factors you can control to change the cost of your move. A quick way to get an estimate is to use a moving cost calculator as well. You can also refer to this guide for a few tips on comparing moving company quotes.

Average Price of a Local Move

The average cost of a 2 bedroom local move is around $800-900 dollars. This includes a truck, loading, and unloading, as well as some light assembly and disassembly.

  • Studio: $600-700
  • 1 bedroom: $650-$750
  • 2 bedroom: $800-900
  • 3 bedroom: $1000-$1,300
  • 4+ bedroom: $1150-$1,450
  • Long-distance move: There are a number of factors that contribute to the price of a long-distance move. Therefore, the range can vary widely. Let’s just say you’ll need to save up enough to cover a price that has, at a minimum, four digits.  

Average Price of a Local Labor-only Move

A local labor-only move will be substantially cheaper. In this case, you would be renting your own truck, and movers would be loading and unloading your belongings. 

  • Studio: $250-$400
  • 1 bedroom: $300-$450
  • 2 bedroom: $500-$600
  • 3 bedroom: $700-$800
  • 4+ bedroom: $800-$1000

What Determines the Average Cost of Hiring Movers?

If this is your first time hiring movers near you, we understand that seeing these prices could trigger some sticker shock. But remember that there’s a lot baked into the total. Let’s explain those new vocabulary terms so you know what you’re paying for. 

Hourly Rate – An hourly rate is an amount that you’ll pay per mover or per hour. Depending on the moving company, some will prorate additional hourly time beyond your reservation. Bellhop pro-rates in 15-minute increments. These are the prices that are most likely to vary depending on the time of day or day of the week that you are looking to move. For instance, your hourly rate might be higher on a Saturday morning than on a Wednesday afternoon. 

Truck Fee – This one is pretty self-explanatory, this is the cost of adding a truck to your move. This will take your move from labor-only to full-service. It is often cheaper—and less of a hassle— to book your truck through your moving company than renting one on your own.

Cost per mover – Fortunately, this one is as simple as it sounds. This is the cost of each person working your move. With some services, some people may cost more than another. The cost often depends upon their experience level.  

Base Fee- This is a one-time charge for your move. This is typically a concessionary cost to organize your truck or any other moving resources you request. This is different than an hourly rate.

How much do you tip movers? You can keep cash on-hand. Or, if you booked with Bellhop, you can tip online afterwards.

How much do you tip your movers?

It’s always nice to tip for a job well done. Plan to have a little cash on hand for the day of your move. However, if you booked Bellhop, you don’t have to make a trip to the ATM—all payments can be done online at the end of your move.

Just like when tipping at a restaurant, there’s not a perfect rule. However, we like Consumer Report’s advice in their tipping guide. They recommend 5-to-10 percent of the total cost or $10 to $20 per person. 

Remember, your mileage may vary when moving cross country

Many movers will charge you per mile, this can greatly affect the cost of moving cross country. It is important to get a clear rate per mile and calculate the drive yourself to get a good estimate of this cost. We should also note there are a number of ways to increase or decrease the cost of your move. So although we’ve provided ranges for the types of moves listed above, understand that some factors can cause your move to fall outside of this range.

Decrease the cost of movers near you

  • Be fully packed – You can significantly reduce costs by ensuring you are prepared for your move. That means all boxes all taped and secured, and all bags are packed. Your home is as clean as it can be. When the movers show up, you should be ready to just point to where things go. Read some tips on packing best practices to ensure all of your items arrive safely following your move.
  • Move on a weekday – Most people want to move on the weekends, which makes sense. However, moves are more expensive on the weekends to accommodate the increased demand. So if you have the wiggle room in your schedule, opt to move on a weekday.
  • Be flexible with your move date- Similar to weekends, people move the most in accordance with lease cycles. The first weekend and last weekend of each month are the busiest. So if you aren’t bound to a lease, choose to move in the middle of the month.
Check your calendar to see what days work best for your move. Staying flexible can keep the cost of hiring movers low.

What could increase the cost of hiring movers near you?

  • Stairs or long walking distances – The longer it takes the movers to transport your items to the truck, the longer the overall move. If you have a multilevel home, we recommend moving as many of your boxes and bags as possible to one location close to the truck. That could be your kitchen, living room, or even your garage. This will reduce the amount of transportation time. It’s also important to try to secure a parking spot for the moving truck that is close to the entrance of your home.
  • Being unprepared – If being fully packed can reduce the cost of your move, then the inverse is also true. When it comes to moving, procrastination will cost you major bucks.   • Moving during peak times – As we mentioned, people tend to want to move all at the same time: during the weekend at the beginning or end of the month. If you move during these peak times, you can expect to have a more expensive move.

How Much Does it Cost to Move by Myself?

If you’re still deciding whether or not to hire movers, it’s best to weigh your options. The only way to do that is to know the cost of choosing to move by yourself. If your decision to move by yourself is budget-based, remember that moving all on your own isn’t free either. 

There are a number of hidden costs to moving that you may not think about at first. So we created a list of some items you will want to price-out and consider before you commit. 

Moving Truck Rental -The costs vary by the size of the moving van or truck that you need. You should also consider the cost of gas and insurance for the vehicle. Some companies will charge you by the mile.

Moving Supplies– There are a few moving equipment items that not everyone has on-hand, but they’re extremely useful on moving day. Moving blankets, plastic wrap, and dollies are all items that we highly recommend you obtain. Typically you can rent or purchase these supplies from your truck rental company.

Convincing your friends to help – Look, we don’t recommend asking your friends. But if you must, we suggest you at least buy them some fuel in the form of food. (We recommend pizza—and maybe some drinks.)

Opportunity cost – Let’s face it. The longer you spend moving, the less time you have to unpack and get settled. Moving is already one of the most stressful things you can experience, so it’s best to rip the bandage off and get it over as quickly as possible 

Stress – We can’t neglect to mention the mental effects of moving. We get it—moving is incredibly stressful. Save yourself the stress by hiring people to take care of the physically and logistically demanding aspects of your moving day.

What Are Liberal Cities in Florida?

Florida is a lot like Texas, Washington state and many others, where rural areas lean conservative and urban areas liberals. We’re here to offer up some more  ‘liberal’ leaning cities. To build this list we identified six of Florida’s ten largest cities with Democratic mayors. An additional indicator is if the elected Congressional representative is Democratic.

St. Petersburg

This city of 261,000 on the tip of Tampa Bay is noteworthy for its very high percentage of white population (67%) with a Black Democratic mayor. There is plenty of entertainment, dining and beaches to keep you occupied. Average home prices in mid-2023 according to Zillow are $414,000, with condos costing $280,000. Households tend to skew older.

Tampa

With a thriving population and strong economic engine, the city of nearly 400,000 is booming. Its population is younger than the state’s average. Reflected in this trend is a healthy job market attracting tech startups and Fortune 100 companies. There’s plenty to do with three pro sports teams that always seem to make the playoffs. The city is known for its boisterous LGBTQ community. How much will a home cost? Zillow quotes $436,000 for a single-family home and $290,000 for a condo.

Orlando

If you want lots of family fun entertainment, you can’t beat Orlando, home of a dozen theme parks and the NBA Magic. It has a younger and more diverse population.  It supports many of the same inclusive and LGBTQ values as the nearby Disneyland. The average home price in this diverse city of 320,000 costs $423,000 and condos $223,000.

Jacksonville

Up in the northeast corner this city with 972,000 is the largest city in the state both in terms of people and area. It sprawls: it’s the largest city by area in the lower 48 United States. It is less diverse than other Florida cities with a smaller Hispanic population (11%, 55% white, 34% Black). The population is younger than the state’s average (more kids). It’s home to the NFL Jaguars and multiple minor league teams. While its mayor is Democratic, this northeast corner of the state is represented by Republicans in Congress. Homes here cost $329,000 and condos $230,000.

Fort Lauderdale

Located on the Atlantic it’s often called the Venice of Florida with its many boating canals. Its diverse population includes many foreign-born who located here. Homes are pricier here: $635,000. Condos also: $464,000.

Tallahassee

Up north in the panhandle Tallahassee is the state capital of 201,000 residents. The city has regularly elected a Democrat as mayor. Its population is a little older than the state average. Folks who live there say it is more ‘southern’ like its neighboring states in manners and habits. Homes average $304,000, condos $179,000.

West Palm is the oldest incorporated city in the greater Miami area. The city of 120,000 is home to many wealthy, including former President Trump. If you want to live close by, average home prices are $509,000 and condos $291,000.

What About Less Diverse Cities in Florida?

It’s true: birds of a feather flock together. If you, like them, seek a more similar population, here are three cities that have a stronger than average demographic profile.

Hialeah

A suburb of Miami it is 95% Hispanic. Homes cost $549,000 and condos $276,000.

Miami Gardens

Miami Gardens is sixteen miles north of Downtown Miami.  Its population  of 110,000 is 67% Black, caused, in part by early lending policies which permitted Black home ownership. Average home prices are $472,000 and condos $202,000. If you like attending pro football, the Miami Dolphins stadium is in the city.

Sarasota

This conservative-voting city has one of the highest white populations in the state (74%) and more females than average. Zillow quotes a home price of $523,000 and condo of $367,000.

Crime rates in Boston vs Charlotte

Boston’s crime rates are higher than the national average, but in comparison to other dense urban environments it’s fairly safe. The violent crime rate in Boston stands at 37.3, while the national average is only 22.7. The property crime rate in Boston is 35.8, higher than the US average of 35.4. Charlotte, while also boasting many safe and family-friendly neighborhoods, has experienced challenges with crime in certain areas, thus representing a variable that residents and prospective inhabitants often consider in choosing their locales within the city. The violent crime rate in Charlotte is 34.3, lower than Boston but still higher that the US average. The property crime rate in Charlotte is 53.6, signifigantly higher than Boston’s and the US average.

No surprise, there’s a stark contrast in the weather patterns of these two cities. In 2022, Texas became home to 30m people for the first time in its history, or almost 1/10th of the entire US population. In 2020, that number was only 20.94 million. In a little over 20 years, then, the population grew by more than 50%.

Why is this? A majority of people moving to Texas from California, where they’ve been priced out of the housing market and pay hefty taxes. In 2021, 110,000 people moved from California to Texas, or about 300 people a day. A major draw for Texas is its lack of income tax, while still offering great weather, plenty of economic opportunities, and a diverse culture.

With that said, Texas is known across the nation as being Republican – and that’s how pop culture typically portrays citizens of the Lone Star State: gun-loving and overwhelmingly red. After all, in the 2020 election, Trump beat Biden by over 600,000 votes.

However, despite that, the data paints a different picture. According to Pew Research Center, the split between Republicans and Democrats in Texas is roughly even, with about 40% of adults identifying as either right-leaning or left-leaning.

Additionally, according to the Williams Institute, between 100k-118k of the greater Austin population (of 2.5m) identifies as LGBTQ+, making it third in the United States, behind just Portland and San Francisco. 

Corpus Christi

On the flipside, if big metropolitan cities aren’t really your thing, Corpus Christi is a smaller liberal city on the coast of Texas. Located on the east coast, about ~100 miles south of San Antonio and ~210 miles southwest of Houston, Corpus Christi is home to about ~350,000 people.

Although there’s more of an even split between Republicans and Democrats in Corpus Christi, many political commentators believe that the area is trending Democratic as it continues to grow. Additionally, liberal means different things to different people, and Corpus Christi – since it has that even split of Democrats and Republicans – is more inclusive to a variety of political opinions.

Texas Woman’s University is the largest public university in the nation that’s primarily for women (although the university is ~11% male, as well). Obviously, with such a focus on educating women in healthcare, business, education, and more, the city has a focus on feminism. They have a variety of groups aimed at promoting women’s rights, including Denton Woman’s Club, Denton Feminist Queer and Collective, and more. 

If you’re a feminist looking for a place to move in Texas, Denton could be a good option due to its concentration of people with similar views and aims.

San Marcos

San Marcos is home to Texas State University, making it much more of a college town than some of the other cities on this list (with the exception of Denton, of course).

In the 2020 election, votes in San Marcos / Hays County primarily voted for Joe Biden, with a ~54.5% to 43.6% split between Biden and Trump. Traditionally, though, during many presidential elections, San Marcos has actually skewed Republican. Accordingly, if you’re looking for the highest proportion of liberals, living closer to Texas State University is your safest bet.

Texas State University is one of the more diverse universities in the United States. With 40% of the student population being Hispanic, 10% African American, and another 40% as white, there are plenty of different cultures with different views, which contribute to an atmosphere of growth and inclusivity.

A mattress can be one of the most personal items in your household. We spend one-third of our lives in bed. A good mattress is an investment in comfort and your well-being. Yet they are bulky to move and given their size can quickly fill up a moving van. So, deciding to move a mattress is a big deal. In this article we will cover both pros and cons of moving, or disposing of a mattress, plus give tips to help.

Best Night’s Sleep Ever! – This ranks high because it is so important. We all know how grumpy we can feel when we get a crummy night’s sleep. Why risk a change or a crabby partner? Stick with a winner and sleep baby sleep!  

Attachment – Memories matter, and families particularly know the joy that comes when young kids pile on the bed, at the right time, of course. Who when little, didn’t jump up and down on their parents’ bed?! 

Replacement Cost – A good mattress can easily cost $1,000 – $5,000, depending on size. Given the costs of moving, it may be better to not spend on a replacement at your new home, just now. 

Still in Great Shape – The average life of a mattress is seven to ten years. Better made can last longer. And we all sleep differently, so like they say with cars, ‘your mileage may vary.’

How to Dispose of a Mattress 

Maybe it’s time for a fresh start. Moving is a great reason to reconsider keeping all the items in your household. Decluttering makes sense and can save on moving costs. Disposing of a mattress can be an easy decision. Wherever you are moving, it seems like mattresses are always on sale. Not sure what to do with yours? Fortunately, you have options. 

Before you start, research your state’s and city’s rules. They can vary even by town. Be honest about the condition of your mattress. Is it heavily stained? Maybe a few years too old? Mattresses accumulate all sorts of yucky stuff like dead skin and mites that can limit your options if the mattress doesn’t look good. Give it a good vacuum or spot cleaning first before you decide.

Local charities may be willing to take your mattress depending upon its condition. Check with your local Goodwill, Salvation Army, Habitat for Humanity, or other similar large charity. Many may come and pick up. (Typically, only the larger charities have the resources to handle mattresses). 

Selling Your Mattress

Used mattress sales between individuals are typically allowed. (Check online given your location.) Federal standards and labeling apply when a retailer wants to sell a used mattress. These don’t apply to peer-to-peer sales. Still presentation does matters. Spending a little time on Craigslist or Facebook Marketplace can give you a better understanding of this option and suggested pricing. If listings are dated, (look old),  it may mean that used mattresses are a bit hard to sell where you live. 

Recycling Options for Mattresses

Depending upon the composition of your mattress, the components can be repurposed (always a good option!) Some municipalities support mattress recycling. If yours does, there are typically specific locations that will accept them. So check before loading it. 

Mattress Junk Removal

Last resort is to dispose of it at your dump center. Landfills are challenged now, and a mattress will add a lot of waste. If your mattress can have a second life, we recommend against this choice. 

Is a Mattress Bag Worth It? 

Yes! Your mattress is most likely white or cream colored. Moving exposes it to handling and conditions that can dirty it quickly. No one wants disappointing surprises like a dirty mattress after the move. 

We recommend spending a little more on a mattress bag with handles. Handles solve the biggest problem with moving a mattress: how do you grab it? Mattress bags are available at local big box and hardware stores, and online. You can save a little moving time and expense by putting the bag on yourself. Or your Bellhop Movers will be glad to. 

How to Move a Memory Foam Mattress 

Wasn’t it cool to watch your new memory foam mattress expand when you first opened its box?! Amazing. Now, you are wondering how to move it. 

Roll a mattress, don’t bend it.

Bending can leave creases that won’t come out when you later unroll it. Creases are as bad as ‘peas’ if you remember that fairy tale about the princess and the pea under her mattress. 

Squash it like a sleeping bag

If you ever camped, you know the challenge of getting that sleeping bag back in its much smaller stuff sack. Start on one end, pushing down to compress the foam, with elbows straight applying as much weight as possible. For a little fun add kids standing (and laughing) next to you to help. Slowly twist and curl up the compressed foam, then repeat. 

Don’t forget straps!

Have them handy to scoot underneath and around to keep it compressed. Consider wide, 2-inch straps, at least two. Stand it on end and then put it in a mattress bag. 

Consider a mattress vacuum bag

These sealable bags have a one-way valve that fits a standard vacuum cleaner tube. Connect and turn on the vacuum. It’s almost as magical watching the foam mattress shrink as when you first unrolled it. Then roll it up while still in the bag and secure. These bags aren’t that more expensive that a regular mattress bag and are definitely worth it.  

Be cautious with this if you have children in your home; they may wish to crawl inside if it is left unattended. 

What Not to Do When Moving a Mattress 

Don’t try and move it by yourself. Mattresses can weigh between 50 and 150 pounds. It looks easy to move when it’s flat. Stand a mattress up and it immediately starts fighting you. Get a friend or hire someone to help. Then it’s easy. 

Be extra careful on stairs and stair landings. Sliding a mattress on the stairs sounds good until it speeds up. Given its weight, a mattress quickly gains momentum. The person on the bottom can be knocked off balance and injured. Not good for friendship. To prevent this, the person on the top stairs needs to be braced in anticipation and holding it back.

If you had to guess the top three areas that new DC residents are moving FROM, what would you say? New York? Chicago? Atlanta? Silicon Valley? Tallahassee? If so, you’d be wrong. Most people who are new to D.C. move in from…. Just outside DC. Prince George’s County, Maryland, Montgomery County, Maryland, and Arlington County, Virginia.

Sorry for the trick question, but OTHER THAN the areas immediately outside D.C., new Washingtonians tend to come from:

Naturally,  the three largest cities in the U.S. are going to be a source of new residents to many other areas, and Boston and Baltimore are longstanding hubs of the East Coast, so if we dig a little deeper, we find some surprising places like San Diego, Miami, Nashville, Austin, and Houston.  

Beyond the Obvious: Where do new Washingtonians really come from?

Obviously the seat of our country’s government is going to attract many new residents, whether they move there to work on behalf of their state’s constituents or not, but how about where people are moving after living in DC? No trick questions this time – other than the immediate area around D.C., they tend to be moving to New York, L.A., Chicago, Baltimore, and sunny San Diego. The next tier includes Seattle, San Francisco, Philadelphia, Pittsburgh, Boston, Atlanta, and the Palm Beach/Ft. Lauderdale area. 

Movement Between Large Cities

So what does this tell us? For starters, the large metro areas tend to swap residents and attract mobile people between each other. This makes complete sense, considering people who are moving away from home for the first time after college, taking a big new step in their careers, or just looking for a new adventure would choose places that have abundant employment opportunities, cultural attractions, and similarly-minded young professionals. 

What is surprising, however, is that you have to go pretty far down the list of cities to find ones in the South – Atlanta and Palm Beach. According to the U.S. Census Bureau, nine of the 15 fastest growing cities (by percentage) in America are in the South, and of those nine, an astonishing 6 – SIX – are in Texas. The others – Santa Cruz, CA (San Francisco area), Westfield, IN (Indianapolis), Queen Creek, AZ (Phoenix), North Port, FL (between Tampa and Fort Meyers), Cape Coral, FL (Ft. Meyers), Port St. Lucie, FL (north of Palm Beach), Maricopa, AZ (also Phoenix), Lehi, UT (south of Salt Lake City), and Medford, MA (Boston) – also shows a mass migration to warm, sunny areas. While these areas may have more to offer than just their climate, this trend is likely to be heavily influenced by a large number of retirees packing up and moving to the Sun Belt. 

Destinations that AREN’T Texas

When it comes to raw numbers (instead of percentages) of new residents, Seattle and Charlotte, NC are the only cities in the top five outside of Texas. Once you dig deeper into the data, you notice some of the emigration from DC is spread across a few counties that neighbor one another.

Carolina On My Mind (Moving to North Carolina)

For example, Durham, Orange, and Wake Counties in North Carolina are not individually in the top 35 counties attracting former DC residents. However, taken together, they welcomed 595 new residents from DC. That total would put them between San Francisco County and Philadelphia County. Perhaps that’s because those three counties make up “the Triangle,” home to Duke University in Durham , The University of North Carolina at Chapel Hill, and North Carolina State University in Raleigh. With three research universities within 45 minutes of one another, it is an ideal place for people interested in going back to school for graduate programs. In the middle of this triangle is Research Triangle Park (RTP), which houses the headquarters or prominent second locations for many tech giants like IBM and Lenovo, and prominent pharmaceutical and biotech companies like BASF and Biogen. Having so many companies in RTP has led to a spillover effect, where companies like RedHat, Cisco, GSK, Pfizer, and even Epic Games have decided to establish offices or headquarters there so they can take advantage of the well-educated workforce. 

Smaller metro areas like the Triangle also attract new residents in part because real estate prices and the cost of living are much lower than in larger cities. A young professional making $65,000 will have a cost of living 31% lower in Raleigh than in D.C., and housing is a whopping 61% lower. For anyone looking to make their dollar go further, especially if they want to buy a house or start a family, mid-size cities are an attractive option, especially if they can find a new job or work remotely.

Cost of Living and Remote Work

Speaking of working remotely, in the post-pandemic reality of corporate culture, many workers find themselves able to work from anywhere with a stable internet connection. This appeals to people who want a lower cost of living, a quiet space far from the city, or a place where they can slake their thirst for adventure. Many cities like Denver, Salt Lake City, or Boise, ID offer the convenience and cultural appeal of a metro area but are close to year-round outdoor recreation activities like biking, skiing, mountain climbing, and hiking. Areas that were formerly considered to be resort towns, like Lake Tahoe, have been inundated with new residents free from the shackles of their desks. After all, when given the choice of getting off work and facing either an hour-long commute in traffic or an hour of hiking in the sunshine, who wouldn’t choose the hike? Migration to these areas is difficult to find in data because it is spread out among so many different metros, small towns, and rural areas from sea to shining sea instead of grouped among the usual metropolitan suspects of corporate career advancement. 

Another important factor in determining where people come from and where they go – with respect to their state or district of residence – is whether or not they actually live there. Sales of recreational vehicles and adventure rigs like sprinter vans exploded in the months after COVID lockdowns began, as people sought to stretch their legs beyond the shut down cities. While living in trendy, cosmopolitan areas is an attractive proposition when you can take advantage of restaurants, bars, concerts, museums, and other cultural offerings, once pandemic concerns shut those things down, the call of the open road and the lure of calling a national park home for a week or two becomes tough to resist.

Once those lockdowns were lifted, but before people are forced back into the office, many took the opportunity to travel by plane, as well. If a remote employee can find Wi-Fi in London, La Paz, or Jakarta, there’s nothing to stop them from checking off bucket list destinations while logging on for Zoom meetings. 

So if a citizen of Washington, D.C. becomes a road warrior or a citizen of the world, living out of an RV or a suitcase, they won’t show up as having migrated anywhere, but they still aren’t exactly D.C. residents, either. 

So what does this mean for people looking to move away from Washington DC?

While many employers are attempting to get workers back into offices at least a few days a week, there’s no doubt that the work-from-home (or even work-from-anywhere) mindset is here to stay. Despite the minor exodus of residents, cities like Washington, D.C. remain attractive destinations for people looking for a vibrant lifestyle, cultural opportunities, and top-notch dining. While the population of Atlanta has been increasing in recent years (and so the population has increased), there are always people moving out.

The Top 6 Places People Move to From Atlanta

Los Angeles, California

Curiously enough, Los Angeles also made the #1 spot on our article on inbound migration. The same city that has the highest number of people moving to Atlanta is also the same city that is attracting the highest number of Atlanta residents.

Part of the reason might be that, since the Census Flow Mapper tracks data over years, college students and intermittent travelers (who are only staying at Atlanta for a short period of time) might be moving back to Los Angeles after spending a few years in Atlanta. Other top reasons that people move to Los Angeles include:

  • The weather. Los Angeles has some of the best weather around. It regularly ranks as one of the top US cities for year-round weather with average temperatures ranging from 69-77 degrees Fahrenheit and 292 total days of sunshine.
  • The beach. Although Los Angeles is very expensive, for some affluent professionals, the cost is worth it to be close to the beach.
  • The Film Industry – both Atlanta and Los Angeles have substantial TV and film industries, which likely contribute to a lot of cross-pollination between the two cities.

Houston, Texas

Houston, with a population of 2.2 million, is the largest metro area in Texas and the fourth largest city in the United States. It’s home to the Museum of Fine Arts, Houston Zoo, and Space Center Houston, the official visitor center of NASA Johnson Space Center.

Houston has similar weather to Atlanta, good job opportunities, and zero income tax. This makes it a very attractive option for people moving out of Atlanta. Harris County (Houston) is the second county outside of Georgia with the highest number of former Atlantians moving to it, earning it the #2 spot on this list.

Top reasons people move to Houston:

  • Job opportunities. Houston’s GDP grew 3.4% in 2022, which ranks in the top 20 of the 50 largest metro areas in the United States. Energy, healthcare, and biomedical research are among the top three industries.
  • No income tax. The entire state of Texas has no income tax, which is a draw for some people looking for greater take-home pay.

Phoenix, Arizona

Phoenix is one of the hottest cities in America – both literally and metaphorically. Phoenix regularly sees temperatures above 100 degrees Fahrenheit. In fact, as of the time of this writing (late August 2023), Phoenix is currently at 110 degrees Fahrenheit, with a humidity level of only 19%. Not only is it America’s hottest city, though, it’s also America’s fastest growing city, so the heat isn’t scaring anyone.

Similarly to Houston, though, Phoenix has a great jobs market. When the population in an area grows, the demand curve for everything gets pushed up and to the right: Phoenix’s economy is growing at roughly twice the rate of the national average.

  • One of the fastest growing cities in the United States. Maricopa County leads the nation in population growth in 2023, with almost an 11% increase in population.
  • Attractive job market. Phoenix’s main industries include manufacturing, mining, healthcare, and construction. Atlanta’s biggest industries include finance, healthcare, and manufacturing – so there’s definitely some overlap there, particularly in healthcare and manufacturing.

Charlotte, North Carolina

Charlotte is North Carolina’s largest city, known for the Charlotte Hornets NBA team, Carolina Panthers, and more. Those moving to Charlotte may find Freedom Park and Uptown Romare Bearden Park neighborhoods a retreat from the hustle and bustle of the city.

Charlotte is also known as a major banking center, with Ally Financial establishing its headquarters there. People moving to Charlotte from Atlanta might be doing so in order to explore other opportunities (or promotions) in finance.

  • Major, growing metro with relatively affordable houses.
  • Charlotte currently has 91,000 financial services jobs, among the most out of any major metro in the United States. It is a major hub for finance. 

Brooklyn, New York

Plenty of people are moving to Brooklyn from Atlanta. It has a stronghold in American pop culture. It has a more residential feel than many major cities. And, with the Brooklyn Bridge and Brooklyn Museum, you can feel connected to history, beauty, and advancement.

While Brooklyn has its fair share of issues, it still has a bustling economy and tons of nice restaurants and hole-in-the-wall bars.

For the bottom two cities on the list, snowfall might be a primary reason for why they want to move somewhere further north. Some people love the change of the seasons, preferring to sip on their hot cocoa as they watch the snow fall than burn in the winter sun of, say, Phoenix (or settle for a very mild but still cold winter in Atlanta).

  • Well-known and well-loved: Brooklyn Nets, Brooklyn Nine Nine, Brooklyn Bridge – when people say “Brooklyn,” they know where you’re talking about. Brooklyn still sits center-stage as an ideal city for many Americans, and people moving out of Atlanta are no exception.
  • Growing economy: Since 2009, the number of businesses in Brooklyn has increased by 32%. The economy is alive and well and it’s attracting many newcomers.

Chicago, Illinois

Finally, some people from Atlanta are moving to Chicago. From Millennium Park to deep-dish pizza, Chicago has a lot to offer. Furthermore, Chicago’s economy is also continuing to grow. Illinois is the second state in the nation when it comes to corporate investment, and it’s still one of the leading places in the Midwest for college grads when they’re looking for a job.

Chicago is known around the world for its cleanliness, culture, and beautiful architecture. It’s a go-to destination for many looking to make the move out of Atlanta.

Americans have long seen Texas – particularly its big cities like Dallas – as a place where you can reinvent yourself. So, it’s no surprise that Texas has been seeing high rates of in-country migration, trailing only Florida as the most-popular-state-to-move-to in the latest census data.

Apart from that almost-mythical sense of limitless possibility, why are people moving to Dallas and where are they coming from? It’s fairly easy to figure that out using data tools provided by the Census Flows Mapper from the Department of Census. And we can also see where and why Dallas residents are relocating from Dallas to other places in Texas and across America.

While it’s fun to look at charts and graphs and dream about a new life, the ebb and flow of population movement also provides a fascinating glimpse into the broader socio-economic and cultural shifts across the United States. So, let’s take a deep dive into this data. 

How did we get these numbers?

The Census Flows Mapper leverages the American Community Survey (ACS) data, providing annual estimates of migration flows at the county and metro area level. By analyzing residential movement over a 12-month period, it provides insights into patterns that shape our urban landscapes. 

This information is based on data from the most recently released American Community Survey (ACS). The survey is the primary source for detailed population and housing information about our nation.

Who’s moving to Dallas, Texas and why? 

All that data in the Flows Mapper can really make your brain tense up. But poke around a bit and you’ll see it’s pretty easy to figure out. You can see that Texas has seen a net migration increase from 31 states, while experiencing a net migration loss with 18 states. 

Most of the people who moved to Texas came from California –a trend that is so strong it has been dubbed the “Texodus.” In the latest data set, we can see that about 111,000 people made the move from California to Texas in 2021. Most of them are millennials with an above-average annual household income of $114,000. But it goes both ways, some people leaving the Lone Star State headed to the Golden State. 

Top Cross-Country Moves to Dallas:

According to the ACS data, Dallas County was among the top three counties in Texas to see the highest number of newcomers in 2021, with around 45,000 people inbound. Harris County (home to Dallas) had the most arrivals with 69,000 arrivals, followed by Bexar County (San Antonio) with 48,000.

Here’s where most of the new residents of Dallas came from:

Los Angeles: The highest number of folks who moved to Dallas are moved from Los Angeles. The high cost of living in Los Angeles is the most commonly cited reason for folks moving from the City of Angels. Dallas offers a lower cost of living without sacrificing urban amenities or cultural diversity. 

Chicago: It’s not hard to guess why people are moving from Chicago for the south – why live where the wind hurts your face? Besides a warmer climate, people reported that Dallas has economic advantages and a more business-friendly environment.

Phoenix: In contrast to Chicago residents seeking a less-harsh winter, folks moving from Phoenix would like the weather to be a little more temperate. They also cite Phoenix’s rapidly growing population as a reason for leaving the city, as well as Dallas’ more varied job market as prime reasons for moving. 

Top Cross-Country Destinations from Dallas

People who are lucky enough to be born in Texas are the least likely in the nation to move out of their home state, according to new research from the Federal Reserve Bank of Dallas. But some people do wander off. Here’s where they mostly end up:

Los Angeles: Dallas residents may be lured by Los Angeles’s entertainment industry, cultural amenities, and the sun soaked, easy-living allure of the West Coast. 

Phoenix, Arizona: One person’s too-hot desert is another person’s happy place. Dallas residents moving to Phoenix say they like the warm, dry climate, growing tech sector, and scenic beauty. 

Charlotte, North Carolina: Known as a financial hub, Charlotte‘s banking sector is a strong enticement for Dallas professionals seeking opportunities in finance.

Brooklyn, New York: Specifically, not New York City, but Brooklyn is where folks from Dallas head when they point themselves north. Brooklyn offers cultural vibrancy and a myriad of career opportunities, especially for those in the arts, media, and tech industries.

Chicago: More people are moving from Chicago to Dallas than vice-versa, but some folks are heading to the Windy City. Family ties, cultural offerings, diverse industries, and that unique Midwestern charm are the draws.

Top In Texas Moves

As noted above, people born in Texas tend to stay in Texas, but that doesn’t mean they stay put in one spot. Texans from the cities below are currently the most likely to move to Dallas. 

Houston: While the city offers a robust energy sector and diverse culture, those moving from Houston folks say they make the move to Dallas for its thriving tech industry, cultural hubs, and relatively lower cost of living compared to Houston and some other major cities.

San Antonio: The city’s rich cultural history and slower pace of living is perfect for many, but those seeking broader economic opportunities and a livelier lifestyle are moving from San Antonio to Dallas.

Austin: Despite its booming tech industry and music scene, folks are moving from Austin to Dallas for its larger economy, diversified job market, and corporate opportunities.

What’s great about living in Dallas?

In this article, we use the Census Flows Mapper to show which counties in the United States have the most people moving to Atlanta, using the most up-to-date data available.

The population of Atlanta has been steadily increasing since 2000, when there were roughly 400,000 citizens. Today, that number has increased by more than 20% to ~496,000. Lots of people are moving to Atlanta, so where are they coming from?

How It Works

The Census Flows Mapper can show net, inbound, and outbound migration. For our purposes, we’re only interested in inbound migration – that is, the number of people who are moving into Atlanta (Fulton County) from other areas.

Los Angeles, California

Los Angeles accounts for the biggest migration shift of people toward Atlanta outside of the state of Georgia. 

The City of Angel’s population peaked in early 2019, when a little under 4 million people lived there. As the home of the Hollywood Sign, The Getty, Griffith Observatory, and year-round idyllic weather, Los Angeles is an iconic destination that serves as the centerpiece for much of North American pop culture.

However, that doesn’t mean it isn’t without its problems. At the top of the list: affordability.

Here are the top reasons people are moving out of Los Angeles and into Atlanta:

  • High cost of living. Since 2020, California’s population has declined by about 500,000. There simply aren’t enough homes for the population, so the cost of housing (both renting and owning) has increased alongside inflation.
  • Increasing taxes. In addition, taxes are increasing in California, causing high gas prices and difficulties for business owners.

According to PayScale, Atlanta’s cost of living is only 2% higher than the national average, which makes it a huge draw for people looking to escape high cost of living and ever-increasing taxes. By comparison, the cost of living in Los Angeles is 50%+ higher than the national average.

Chicago, Illinois

The Windy City is known around the world for its deep-dish pizza, jaw-dropping architecture (John Hancock Center, 1,451-ft. Willis Tower, to name a couple), and cleanliness. Chicago regularly tops the list as one of the cleanest cities in America – and definitely one of the cleanest metros.

However, it also tops the list for having some of the highest taxes in the United States. Its combined local and state taxes are the second highest, which makes outmigration the second worst in the nation.

Top reasons people are moving out of Chicago

  • High taxes. As stated above, Chicago is almost leading the nation in combined state and local taxes. Its commercial property tax, at 3.78%, is almost double that of most large cities. 

Miami, Florida

The coastal metropolis of Miami, with a population of around ~440,000, also joins the list of recognizable metro areas that have seen their first population decrease in decades. 

High housing costs, an uncertain jobs market, and catastrophic weather are causing some people to ditch Miami for Atlanta. The average homeowners insurance policy is roughly double in Miami than most other areas – and some properties (particularly those on the coast) are having trouble getting insured at all. Others are just getting sick of the heat and humidity, looking to move somewhere a bit more manageable.

Top reasons people move out of Miami:

  • Cost of living. Miami’s cost of living is 47% higher than the national average, roughly on par with Los Angeles.
  • Housing prices. A 2-bedroom rental on Miami Beach, for instance, has increased 46% year-over-year as of June 2023.

Brooklyn, NY

Brooklyn, a borough of New York City, is known around the world for the Brooklyn Bridge, a 1,595 foot suspension bridge built in 1883, connecting Brooklyn and Manhattan – a true feat of engineering and beauty. It’s the home of Coney Island, some of the best New York pizza around, and classics such as Saturday Night Fever, Goodfellas, and The French Connection

However, crumbling infrastructure, high housing costs, and underemployment are all major factors for why people are moving out of Brooklyn:

  • Infrastructure. Most bridges and tunnels in New York were built over 50 years ago. Maintenance and repairs on this infrastructure cause massive traffic and transportation delays. The Infrastructure Investment and Jobs Act aims to put about $25 billion into New York’s infrastructure, but many residents can’t stand the constant delays and never-ending traffic.
  • High housing costs. A familiar staple on these lists, New York is famous for its high housing costs. The median rental price for a studio in Brooklyn ranges from $2,600-$3,000.
  • Underemployment. While employment doesn’t seem to be much of an issue in Brooklyn, due to the influx of well-educated and qualified people, many of them end up taking a job that’s considerably lower than their pay grade (engineers become bartenders; business admin majors become baristas). This has led many to look for opportunities elsewhere. 

Fairfield County, Connecticut

Fairfield, Connecticut is roughly ~50 miles from New York City and features five miles of shoreline along the Long Island Sound. With a population of only ~62,000, it’s nowhere near as populous or well-known as many of the cities on this list.

Jobs and taxes topped the list of reasons for why people are moving out of Fairfield.

  • Taxes. According to a United Van Lines Study, “Taxes certainly don’t help. Connecticut residents are subject to a collective burden of 12.6% when various state and local taxes are considered. In a lifetime, this will cost the average person $805,000.”

With inflation and other financial challenges making us keep our money longer, some people might think twice about tipping. However, it is always best to tip your movers because you work with them face-to-face and they must deal with your time schedule. They have the safety and security of your personal and private items in their hands, so give a little. It doesn’t hurt.

Movers Aren’t Tip Creepers

Like wait staff at a restaurant, tipping movers doesn’t mean they guilt you into tipping. In the moving industry, tipping is expected, especially if they did a good job.

To be clear, you should always tip for good service. Watch out for pressures to tip in places where it hasn’t been the case until recently. It is easier said than done until you are in a situation where tipping is strongly supported. You might feel guilted into giving a tip.

Some etiquette experts call this situation “guilt tipping,” but it seems to have gained notoriety in recent years. The pandemic and the hundreds of thousands of delivery drivers elevated guilt tipping, which continues today.

But tipping a fast food counter worker? Come on! When did that become a thing?

The hard truth is some professions have traditionally lower hourly wages if expected tip wages are involved, such as with waiting tables. However, this has never been true for fast food workers. Irony alert: fast food restaurants are classified as quick service restaurants, or more fondly as QRCs. If a fast food restaurant takes as long as a sit-down restaurant, does it deserve tipping? Thinking about that relationship can make your head hurt because no one ever tips fast food counter workers – until the dreaded tip creep caused tipflation and options for tipping started popping up on payment screens.

Should I Tip My Mover?

The short answer is yes. But remember, the key takeaway from the recent news about tipping is it sometimes replaces missing wages, like not getting a raise when inflation makes paying bills more challenging. While this sentiment encourages guilt tipping, saying no based on your financial situation is reasonable as long as you don’t stop tipping those service professionals who traditionally call for tips.

Movers Deserve Tips, Too

The moving industry is highly motivated by good customer service because moving companies are front-facing service providers. It is similar to taxi drivers, doorpeople and wait staff. According to a recent Forbes article, you should tip movers about 20% of the total cost. Some moving companies include gratuity in their estimates, so ensure you are not double tipping.

It’s also customary to give each mover moving your stuff $20 to $50, depending on the amount of work and the working conditions. For instance, your movers go out of their way to keep your stuff dry when it’s raining. Conversely, not keeping your stuff dry is a situation where you should tip at a lower rate. We created hypothetical situations where you should tip above and beyond the traditional amount.

  • Most of us have pets. If your dog gets loose and makes your mover’s job risky by chasing and biting the movers as they leave or while they are unloading the moving truck.
  • Other family members who boss you and the movers around can interrupt your movers. Basically, when your movers stop moving things to deal with family members, the work takes longer and has a greater chance of causing damage.
  • Moving in bad weather should always get extra money for the inconvenience.

Tips Can Change Lives

Tipping your movers extra because they made an impact on you has the potential to change lives. There is precedent for this phenomenon. A waitress received a $1,000 tip on a $60 food bill. This was just one example of a mega tipper known only by the Instagram handle TipsforJesus. Over several years this mega tipper left tips totaling $130,000.

In another story from north of the border, a man buys a burger at a fast food restaurant and converses with the owner. The man discovered the owner faced serious family medical issues. The burger-buying man wrote a check for $10,000 and gave it to the owner. The man had won $25 million from the lottery and was touched by the business owner’s story.

Say what you want about Johnny Depp, but he’s known for extravagant tipping. One Chicago restaurant owner received a $4,000 tip from Depp. The restaurant owner told reporters many famous people visit his business and leave really high tips. Presumably, Depp’s high tip came from the service he received, which relates back to the broader view that tipping should reflect service and how the business handles the challenges that come with the service.

Should All Tips Reflect Service Level?

All situations are unique, but a reward for service is culturally acceptable in the United States at a rate of 10 to 20 percent. Some service industry businesses, such as movers and delivery drivers, should always receive tips, even for bad service. Withholding tips should only be used in extreme cases where the service is bad.

It’s Your Money, Not Your Guilt

The next time you see a tip prompt on a point of sale screen before receiving the service, just skip the prompt. The tip police won’t give you a fine or put a scarlet non-tipper letter on your forehead.

If you really don’t want to tip people, visit Japan. If you give someone a tip at a restaurant in Japan, it’s considered an insult because doing a good job is part of the job. The server is apt to think you are giving them extra money as an incentive to do better work the next time.

Packing for a weekend away can feel stressful, and packing for a long vacation can be overwhelming. Packing up everything you own and moving it to a new house? That’s a move that can be downright panic-attack-inducing. Moving stress is a real thing.

But, do us a favor: take four deep breaths, and try to relax. Whether it’s your first or 20th move, you can use our tips and checklist below to make packing for your move and getting settled into your new home as simple and stress-free as possible.

How to make packing for a move easier: 7 simple tips

In this section, we are going to show you how to make packing and moving happen without a hitch. We have broken the packing process down into seven easy-to-follow tips.

Please keep in mind that while we recommend this process, there is no “perfect” way to pack. So, do what is most comfortable for you while packing. These are just the steps we have found that made the packing and moving process the simplest for our 100,000+ customers.

#1: Pack every item you haven’t used in the past year, and sell it

For most people, parting with belongings is the hardest part of the moving process. But, if you haven’t worn a pair of shoes in the past 365 days, are you ever going to wear them? Not likely. Pack those babies up, and sell them. 

A big move is a perfect opportunity to get rid of those things you never use while putting some extra cash in your pocket. Try selling items on Craigslist or LetGo. You can also pack it all up in boxes, and drop it off at your local thrift store.

#2: Donate everything you can’t sell

When you choose to let go of your old belongings, you are not only making it easier for yourself, but you are also making it easier for someone else. If you don’t want to sell the things you don’t use anymore, why not just give them away to someone who is less fortunate? This is a simple way to help others.

#3: Organize all of your belongings into specific categories

This is a relatively simple step. Pack kitchen supplies with kitchen supplies. Pack cleaning supplies with cleaning supplies. Pack books with books. So on and so forth. 

When you start mixing and matching your belongings, you’re going to run into some trouble after moving. While throwing everything you own into a box may be easier, it makes it more difficult to unpack. Your future self will thank your past self if you take the time to pack thoughtfully.

#4: As you’re packing, label your boxes

Invest in a fat Sharpie, and label each and every box you pack. It might be tempting to leave this step out, but we promise that it’s worth your time. 

When you are moving into your new home, this will make it easier for your movers to take your boxes to exactly where they need to be. And one more tip? Label the boxes as you pack them. Don’t wait until the end!

#5: Take care of all the little things

There are several little things that people overlook when in the midst of packing for a big move.

Kitchen Packing Tips

Don’t purchase groceries during the week or so leading up to the big move. If so, you’ll throw away a lot of food that won’t survive the trip. Also, remember to defrost your fridge a few days before moving out.

Remember to pack all of your toiletries in Ziplocs or bags. You don’t want to unpack your boxes only to find a gooey shampoo explosion.

#7: Finish up well in advance

Earlier, we discussed how we as humans tend to be horrible procrastinators. We push off what we don’t want to do until the very last second. Most moving stress stems from individuals not being prepared for a move. 

We recommend you start packing at least three weeks prior to your move. Just force yourself to pack for 30 minutes per night. That way, you can slowly chip away at the workload.

What to prioritize when packing

So, you might be saying, “That’s great. You gave me a nice, seven-step checklist. Some nice tips even. But what do I tackle first? I have a whole home full of stuff here!” 

And believe us, we get it. (We are in the moving business, after all.) Standing there, looking around at your books, your TV, your clothes, your pots, your pans, and all of the other items in your home—it’s overwhelming. So, when you’re packing your life into boxes to move, here’s where to start:

The “low-hanging fruit”

The low-hanging fruit principle states that, essentially, when you have a long, complicated task in front of you (like packing up everything you own), start with the easy, straightforward things first. This is a simple way to avoid getting overwhelmed. Basically, pack the easiest boxes before you do anything else.

How to identify “easy” tasks

First, make a list of each room in your home. Think about packing your house room by room. If you think about packing everything in the whole home at once, we guarantee you’ll get stressed out.

Instead, think about each room, and break down packing the items in each room into smaller categories. For example, the categories in your living room might include the following: books, entertainment equipment and accessories, decorations, and furniture.

Once you have your list of rooms and the categories of items in each room, find the smallest, simplest category. Begin there.

When you’re working on this task, it might be tempting to try to work on other tasks at the same time, or maybe you’ll get stressed out and start thinking about all the other packing you have to do.

If that’s the case, we have a motto for your move: “task at hand.” Repeat it to yourself over and over. You can only pack your whole home by packing one thing at a time, and you’ll pack each thing a lot faster if you focus all your energy on it. One thing at a time.

Pack like a pro

We wanted to dedicate an entire section to packing moving boxes because it’s important for a stress-free day. The first piece of advice we will give when it comes to organizing moving boxes is this: pack heavy belongings in smaller boxes (ideally boxes that have handles). 

It is much easier to pick up a small, 50-pound box than a large one. Large boxes tend to be awkward to carry and difficult to arrange in a moving truck.

When packing boxes for your move, never risk it

If you need to pack a valuable item that you are worried about damaging, don’t give it a second thought. Protect it. Put bubble wrap, blankets, or packing paper around it to protect it from the hustle and bustle. And, a quick side note: pack your dishes vertically. It reduces the risk of them breaking.

Lastly, don’t try to overstuff moving boxes. Cramming and overloading boxes with belongings can lead to damaged items and increase the risk of the box ripping. That would be bad news. So, remember that 25 items packed into a box are much easier for movers to move than 25 items scrambled all over the grass.

How to move to another state: a checklist

Keep these things in mind to ensure a comfortable and hassle-free move.   

Step #1: Make a plan to save as much money as possible

Closing costs are only part of what you’ll need. Determine a moving budget, and set aside 10% more than you think you will need. For example, if you have done your calculations and find you need $1,000 to move from Nashville, TN, to Austin, TX, we recommend saving $1,100 as a buffer to cover unexpected costs along the way.

Also, you should have 3-6 months of living expenses saved up, especially if you are moving without a job. This means that if your rent will be $1,000 a month, and your living expenses will be $1,000 a month, save $6,000-$12,000 before your big move.

Then, there is the cost of hiring movers. How much should you plan to spend? Read our previous post about how much movers cost, or we can provide a free estimate here at Bellhop. We built our business by offering breezy, low-stress moving services at a reasonable price.

You also need to consider other moving costs, such as shipping your car across the country and costs associated with hotels and meals while you’re away from home. 

Utility deposits and connection fees will also need to be factored in, and if renting, you will need a deposit and the first and last months’ rent. Plus, you’ll need products to set up your new house, like shower curtains, rods, and bath mats, as well as cleaning supplies and groceries.

If you currently own property, selling or renting it will help cover these costs. You can also rent your new home to keep upfront costs down while ensuring you buy later in the best location. You will avoid wasting significant money!

Step #2: Research your new city and state

You will benefit substantially from doing early location research online. Review the state’s background, get a handle on the weather and topography, and learn more about the cities and towns. Check out each area’s culture, activities, and quality of life.

If the state is nearby, take a road trip before moving to get a feel for life there. If you have flexibility in where you will live, visit everything from the larger cities to smaller communities. Consider everything. 

What is the crime rate?

What is the difference in the cost of living?

Use a cost of living calculator to determine the cost differences between your current home and your future residence. Look for unexpected costs, such as taxes. Each state has different tax rules, and knowing them can save you money.

  • How far are you moving?

What are the best school districts?

If you have children, the school district you choose is crucial to their education. This factor alone often influences where people decide to move. It can even affect property rates.

What are the best times to commute?

If you hate driving, commute times may affect where you decide to live. You can look for locations close to work, and use Google Maps to figure out typical arrival times and rush hours. 

Step #3: Secure housing in another state

You might be planning to purchase or rent an apartment or home, or maybe you need temporary housing while you get yourself situated. Jump online to get a good idea of the current housing situation in your favorite locations and understand the difference in housing prices in surrounding areas. 

For homes, try Zillow and Trulia, and for rentals, try Zillow Rentals, Trulia Rentals, HotPads, and Zumper. Use Google Maps or Bing Maps to get a better understanding of the locations. 

Step #4: Pack for your out-of-state move

If you’re packing for an out-of-state move, stick to the essentials. Ask yourself, “What is the weather like?” (That will influence your moving out-of-state checklist.)

If you’re relocating from the chilly Pacific Northwest to sunny Florida, you can probably sell your winter clothes, snowmobiles, etc. One of Bellhop’s best packing tips for moving out of state is to only pack what you need. Why add more stress on your plate when you don’t need to?

Step #5: Get a job

If you don’t have a new job lined up, you should know what to expect in each location. Your desired job can influence where you should live in the state.

Many online resources can help you find a job in another state. 

  • Indeed, LinkedIn, Glassdoor, and ZipRecruiter are some popular ones. 
  • AngelList is the go-to site if you are looking to work for a startup. 
  • LinkedIn is also a solid place to join or create professional groups, add connections, post articles, and showcase your business profile for potential employment.

Step #6: Change all family driver licenses and vehicle registrations

Once you have nailed down a place to live, you can focus on other necessities, like your driver’s license and vehicle registration. You may need to secure an ideal appointment time. 

Reservations can book out far in advance, and some states may require you to change the license as soon as 10 days after arrival. Others may offer a 6-month grace period. Just make sure you have all the correct documents on hand to confirm your identity.

Step #7: Contact your health, auto, and home insurance providers

You may have changes in medical costs. Your current medical insurance company may not work well in your new area, and you may need a new provider who charges different rates and new deductibles. (Make sure you understand any changes in coverage for procedures and medications.) 

For auto insurance, be sure to change your address on file. Rates may increase, or you may even pay less for insurance. The same may apply to homeowners insurance options.

Step #8: Take care of utilities, and compile important documents

Many movers suggest planning your move early, and there are good reasons for this. You may picture reserving a truck, organizing packing supplies, and boxing up items as the bulk of the work, but in reality, there is a long list of tasks to do before, during, and after a move.

Tip #1: Start by comparing moving costs from larger companies

Large companies have good experience and are generally more established and reliable. You can also look at sites like Yelp to read customer reviews. Here is a useful guide with tips on how to compare moving company quotes.

Tip #2: Look for long-distance movers

Long-distance movers often handle interstate moves. If you have a large move, full-service moving companies make the whole process easier. They know how to prepare for long moves, such as safeguarding valuable personal items over long distances on the road. Make sure the company has insurance in case of damages, and learn what services are included in their company terminology.

Tip #3: Don’t restrict your search for the most affordable option

Some added services are worth the price. Sometimes an expensive moving option includes valuable services at no extra charge.

Tip #4: Choose companies that offer a range of services

An ideal mover offers a full range of services, from simple truck rentals to moving staff and full, white-glove moves. Having a range can help you stay within your  budget and give you peace of mind that you’re still using a quality provider. It can also help you choose whether you should rent a truck or hire professional movers.

Keep in mind that long-range DIY moves leave a lot of risk, especially when heavy lifting is involved. Even though a mover’s pricing for a full-service move might look like a lot at first, it is usually worth the cost. 

Tip #5: Check if your company offers a relocation package 

Before finalizing your delivery service option, ask your employer if they offer a company relocation package. Be sure to evaluate it carefully to use it as much as possible. 

Package options can vary. Some companies also offer a free car rental as part of the package, while others may include a cash bonus. Be sure to know how relocation funds are distributed (monthly or as a lump sum). You might be able to take advantage of a healthy tax deduction as well. From switching jobs to changing over your driver’s license, there are numerous things to consider when moving out of state. Below is a moving out-of-state checklist you can follow to keep your stress levels to a minimum: 

#1: Sell or donate unused items

It’s been said before, and it’s worth saying again. Nothing moves a move along like a good spring cleaning! Our suggestion? Take a few days to sort through your items, say yay or nay, and separate everything into four piles (keep, donate, sell, or throw away).

#2: Create a packing strategy

Moving preparation is key to making your move as seamless as can be. Make sure to pack at least three weeks before your move so that you don’t have to scramble at the last minute. You’ll need labels in various colors so that you can designate a different color for each room, making it easier to find things in boxes. (As we both know, it’s easy for things to get lost in a big move!)

Our movers recommend packing the items and areas you use the least in the beginning (think: the garage, attic, and basement). Other ideas include holiday decorations and out-of-state season clothes. Once you have a packing strategy in place, your move will be much easier. 

#3: Secure housing

If you’re moving to a new state alone, consider renting for at least a year before buying. That way, you don’t end up stuck in a city or state that you don’t love just to keep up with a mortgage. Renting first gives you some much-needed flexibility, which is just what you need during a big life change, such as a cross-country move.

Some options for housing include roommates, shared housing, and apartments. Of course, if you’re moving your family out of state, your checklist might include finding an affordable home for rent so that there’s plenty of room for your littles and dog. 

#4: Start applying to jobs

If you have enough in savings, you don’t necessarily need a job before moving to a new city or state. However, securing employment beforehand can make things much easier if you don’t have a nest egg. Check out some job boards (Indeed, LinkedIn, Snagajob, Monster, etc.) before moving day to kick-start your job search. Also, don’t forget to talk to any family, friends, or coworkers you have that live in your target city or state. You never know who might have something for you.

#5: Schedule movers

While it’s possible to DIY a move to a new state, working with long-distance movers can take a lot off your plate. Also, don’t forget to close your PO Box and set up mail forwarding so that your mail is sent to the right location after you move.

“You really do decide your own work schedule as a mover,” said Hendricks. “For example you can “unclaim” (call off) any job as long as it is not within 72 hours. Also many movers in your market have a group chat where we constantly switch shifts with each other.”

And if you like getting your work done early in the morning, or prefer to work in the evenings, moving is definitely a job you’ll want to consider. Ditto if you prefer to be off work when everyone else is working – weekends are a popular time to move, so you can take off mid-week and not have to battle traffic and crowds wherever you go. Work-life balance is a definite benefit of being a mover. 

Every day as a mover is different

You’ll get to explore different locations in your town/city, and potentially your state and other states, depending on what type of moving services the company you work with provides. What skills do I need to be a mover?

Being a first-time mover may bring questions, and they should. This step is as much about independence as carving your name into life, and it pays to do it right. Moving from home puts additional responsibilities in your name. If you don’t start this journey on a solid foundation, you can damage your credit score and reputation, leading to issues with renting or buying future places you love. Moving out does wonders for your personal life, but can you afford adult life? If not, reconsider moving until you do have the funds to enjoy your new social life without imploding your quality of life.

Am I Emotionally Ready to Move Out?

Independence means new responsibilities. Do you have the maturity to deliver on them? Each place you move to asks for histories and contact information of where you were before, and if your history isn’t great, you could negatively affect your credit and standings with landlords or home sellers.

Does the Desire to Move Out Feel Temporary?

If the reasons seem temporary, consider delaying the move until you feel the timing is right.

Are You Doing It Because Your Friends are Doing It?

Even though your friends are independent, moving out may not be the right choice yet. Their motivations and income may be different than yours.

Are You Doing It to Be with the One You Love?

If your significant other wants you to live together, think this through. Moving together may be fun, but unless the relationship is strong and enduring, you may need to move out sooner than you think.

Do You Have Realistic Expectations?  

If you do a shop and don’t like what your income affords, you may prefer to wait until you have the funds you need.

What is the Best Age to Move Out?

Is 18 a good age to move out?

Many people say the best age to move out is 25 or 26 since you have stable employment and are ready for the responsible, but don’t let those numbers throw you. Many people move out at age as young as 18, whether they are entering the workforce early or living closer to college.

Have a Steady Monthly Operating Income

It is best to have enough money to cover your expenses, maintain financial security, and fulfill your legal requirement of paying rent or mortgage payments (that’s right, it’s a binding contract). This means you should have some sort of reliable monthly income. The last thing you need at this time of your life is the stress of immediate financial issues like credit card debt that can lead to crippling debt and negatively affect your credit score. Once you have a reliable operating income, you can choose where and how you can live and sleep better.

What You Need To Know About Renting

Renting or leasing requires that you legally and financially secure your new place. You will need to fill out a rental application with an address form for contact information. The landlord will run a credit report to gain your credit score, and you may need to pay a fee for them to run i ($15).

If accepted, you must sign a lease and pay initial funds, such as the first month’s rent and security deposit (typically of a similar amount). You will later have the security deposit returned to you if the location is clean and in good condition when you leave, though you may need to pay for minor repairs and a cleaning fee.

If you are asked to pay a blend of first and last month’s rent plus a security deposit, be sure to check that this is legal/typical for the area. Also, you may need to pay a pro-rated rent amount if moving in on a day different than the designated move-in day. Some cities also require working with a broker, which will require a fee. 

Understanding Rates in the Housing Market and Rental Market: What is a Fair Market? 

If you plan to rent an apartment, condo, or family home, check out the price for rental properties in your desired areas. This comparison is called a cost of living index or a rent trend analysis. 

How are the rates determined? The rental prices from an individual owner or property management company are used to cover the owner’s property investment, including their housing payment and property taxes, but the price is also geared to bring the highest rate of return to later sell the home or create passive income.

Keep in mind that the cost of living will change in different cities, affecting the median rent.  An apartment lease price will vary depending on factors like:

  • Location
  • Quality of residence
  • Number of rooms
  • Features like apartment gyms and pools
  • Other design benefits, such as an apartment patio

You will find that rent can get pricey, and no areas are the same. Also, a fair market isn’t certain because the value is determined by what the market will bear. You may need to change your outlook or your budget to make everything work, and if you have to adjust your ideal location to fit your budget, do it. You don’t want to live hand to mouth.

Also, keep in mind that in the rental market, many property owners increase rent annually, so take a look at market trends and other market dynamics. And keep your career growth in mind to pay for any increases.

The same general process works for family homes. Whether you rent it yourself or look at shared homes, pay special attention to the price of water. It can add up, so be sure to ask the homeowner the typical price or check with nearby homes.

Property Investment: Gaining Rental Income Through a Mortgage or Buying a House with Cash

If you have enough money to take out a mortgage on a property or even pay cash for it, you can do a real estate market analysis on sites like Zillow.com, Realtor.com, and Trulia.com. and consider working as a professional property manager by leasing some of your property to tenants to generate rental income. Keep in mind that leasing isn’t factored into your mortgage approval on your first home, but you can still use renters to create a faster payoff and passive income.

Some things to keep in mind when buying are:

  • Rental property depreciation
  • Capitalization rate
  • Property classes
  • Property tax deductions

Neighborhoods that have a lot of students or young couples just starting out tend to have more things to do, more affordable restaurants, grocery stores and shopping, and all the stuff you need to make living on your own easier.

Once you’ve found your new home, you’ll probably need to get your utility accounts set up. Typically, you’ll be asked to provide a deposit of about one month’s estimated service costs. This may be returned to you after a year or so of paying on time. If you are regularly late paying your bills – especially if you get a turn off notice or ask for a payment plan – utility companies may tell you that you need to pay a larger deposit to maintain service.

How to Budget Wisely

Don’t rely on credit to help you afford basic needs. You really want to keep your card active, spend less than 30% of your available credit monthly, and pay off your bill in full each time. Try to avoid carrying a balance, and if you can’t pay the whole thing one month then pay it off as soon as possible. Credit card debt can spin out of control fast, and negatively affect your credit score for years to come. 

Budgeting is easy. List the cost of your basic expenses: rent, utilities, loan payments, whatever else you have to pay monthly. These are called “fixed costs” even though some of your expenses may vary based on usage (like your electricity bill). 

Subtract the amount from your monthly income. Then, figure out how much you can spend on food, entertainment, travel, etc. from the amount you have left over. 

Try to save a set sum each month to add to your emergency fund, and once you have at least three months (six months would be ideal!) of living expenses in your fund, start saving for the other things you want. If you want professional guidance on money planning, you can often find a financial planner at your bank/credit union, at school, or perhaps through your parents. Or just ask someone who seems to have their financial life organized for tips on how you can manage your money. 

Start building an emergency fund now if you haven’t already. It’s good to have three months of living expenses saved up, and six months is even better. You also want to have some additional money saved to cover unexpected expenses, such as car repairs, medical emergencies, and other issues. 

Understanding Credit Scores

Do keep an eye on your credit score. This number that sums up your credit history and is important for your first rental and each rental after. It is especially important when applying for a home loan. The higher your score, the lower your mortgage rates or closing costs. In fact, your credit score matters for every large loan you take – including car loans. A good credit score can save you significant money for big dollar loans.

If you haven’t had a credit card or taken a loan such as a car loan in the U.S., FICO will most likely start you at a score of 300. Your score increases as you pay your rent and credit card payments each month. A stellar score is usually over 700 and can go slightly above 800. The higher it is, the less you pay for loans on expensive items like homes and cars. Regularly check your score to ensure there are no mistakes in the history. If there are any issues with your credit cards or scores, file a dispute.

If a potential landlord has concerns over your credit score, you can have your parents cosign, but be careful because if anything happens to you financially and you can’t cover your rent or damages, they will be liable. You can also offer to pay an additional deposit upfront. 

How to Know if Renter’s Insurance is Worth It

If it would be hard to replace your stuff if it is stolen, damaged, or lost in a national disaster, consider getting renter’s insurance. Some leases actually include that as a stipulation. You pay a low fee monthly (renters insurance tends to be very affordable) for peace of mind. Check the policy carefully though, some things (especially expensive things like computers, musical instruments, tech stuff like your big monitor or a classic camera, etc. ) may not be covered by a basic policy. Sometimes you can add coverage for additional items to your policy. You may need to keep invoices, photos/videos, and an inventory of what you have in case you need to file a claim. And you may not be protected for all disasters – floods and other “acts of god” may not be covered. 

Pick Your Parents’ Brains About How to Adult  

Now that you know the basics, check with your parents for advice. They have been doing what you are about to do for years, if not decades. They can also tell you what their transitions were like to help soften the blow and even help set up things like your utilities, etc.

Parents are often especially good sources for understanding insurance, how to install and repair items, and how to maintain and furnish your new apartment or home (cleaning products, tools, etc.) If your parent lacks expertise on a particular topic, they probably can steer you to someone else who can help.
